A leak almost never announces itself politely. It is a stain spreading across the ceiling, a cabinet floor that has gone soft, a water bill that doubled for no reason, or the sound of running water at two in the morning. Leaks are the single most common call we run. From June 2025 through July 2026 our techs handled 432 leak calls across Northern Utah. If water is going somewhere it should not, we can be there fast.

Straight talk about what we do and do not do

Plenty of plumbing companies advertise leak repair with acoustic gear, thermal cameras, and tracer gas. We are not going to tell you we own equipment we do not own. Here is the honest line: we find and repair accessible leaks. Supply lines, drain lines, valves, hose bibbs, water heaters, toilets, and the leaks inside walls and cabinets we can reach and open up. That covers the overwhelming majority of what actually leaks in a Utah home.

What we do not do is chase leaks under a concrete slab or buried in your yard with specialized detection equipment. If your leak turns out to be one of those, we will tell you on the spot instead of billing you to guess, and we will point you to someone who does that work. Knowing where our line is saves you money and saves us both a bad day.

Leak work we actually did this past year

Water showing up outside the foundation on a one inch poly main. The line had settled over time and popped a hole right where it enters the house. We did not repipe the whole run for it. We excavated down to the break, cut out the failed section, and did a spot repair on the main. Reading the failure correctly is what kept it a spot repair.

Where Utah homes leak

Hard water is the villain in most of these stories. Utah has some of the hardest water in the country, and scale chews through valve seats, angle stops, and supply connections years before they should fail. The usual suspects we find: the flexible supply line under a sink, a toilet fill valve or wax ring, the faucet or fixture connection, a water heater that has started weeping from the tank seam, and outdoor hose bibbs that split over winter. Winter freeze breaks are their own season around here, and they rarely show themselves until the thaw.

If the water is showing up in the yard, at the meter, or coming up through the floor, that is a different animal. Those point at the main water line or the sewer, and we handle those with a camera inspection rather than guesswork.

What a leak call looks like

We show up inside a 2-hour arrival window. The tech finds the source, shows you what he found, and gives you a real number before anything gets taken apart. If it is a ten dollar part and twenty minutes, that is what you will hear. If the run of pipe behind it is corroded and you are going to be calling us again in six months, you will hear that instead, along with what repiping that section would cost. You decide. We do not use scare tactics, and we do not open walls we do not need to open.

Shut the water off first

Leak questions we hear a lot

My water bill jumped but I cannot see a leak. Now what?

Start with the toilets, they are the quietest water wasters in the house. A flapper that does not seat can pass hundreds of gallons a day with no sound and no puddle. We check the accessible suspects first: toilets, supply lines, the water heater, and outdoor spigots. If everything accessible checks out and the meter is still turning, that points underground, and we will tell you that honestly rather than keep billing you.

Do you charge to find the leak?

There is a diagnostic fee for the visit, and you get a real quote before any repair work begins. No work happens until you say go.

Can you come out tonight?

Will you have to cut into my wall?

I found Rare Breed by doing a Google search because we had a problem with our sink supply line spraying under our kitchen sink. Court came out the next morning and got everything fixed for us. He was really patient and did a great job of explaining everything he was doing and why. Additionally, he fixed our water pressure for us, as we had way too much pressure, so this will help to alleviate potential problems in the future.
