Cast iron waste stacks and water lines roughed in behind metal studs on a commercial building floor

Commercial Plumbing

Service, repair, and TI rough-in. Not ground-up hospital work.

Property managers and GCs call us for tenant improvement plumbing: restrooms, grease lines, water heaters, and the shutoffs a new suite actually needs. A 3-hour window on the booked visit.

Commercial Plumbing

When a drain backs up in a restaurant on a Friday night, or a water heater quits in a building with forty tenants, the cost is not the repair. It is the hours you are closed and the phone calls you are fielding. Property managers, business owners, and facility teams across Salt Lake, Utah, Davis, Summit, and Weber counties call us because we answer, we show up inside a 3-hour appointment window, and we tell you what it is going to cost before we start.

Where commercial fits in what we do

A four-unit building needed its water main replaced, with a code-compliant connection and a main shutoff for each of the four units. We evaluated the site for trenchless before defaulting to open trench, because the less of a parking area you open, the less there is to put back. We also said plainly what we do not do: we restore the excavation, we are not landscapers, and anything past backfill and compaction gets written into the quote.

What we handle for commercial properties

Drain and sewer work is the bulk of it. Drain cleaning for backed up lines, hydrojetting for grease lines in restaurant kitchens and shared building drains, camera inspection to find out why the same line keeps failing, and sewer repair or replacement including excavation when a lateral under the parking lot has failed. Beyond drains: commercial water heater repair and replacement, gas line work for kitchen equipment and building service, leak repair on accessible supply and drain lines, toilet and fixture repair and replacement in restrooms that take real abuse, water pressure diagnosis, sump pump systems, water treatment for equipment that hard water is destroying, and tenant improvement rough-in when a space is being reconfigured for a new tenant.

Who we work with

Property managers running multiple buildings who need one number to call and a plumber who documents the work. Restaurant and retail owners, where a drain problem is a revenue problem the same hour it happens. Office and light industrial facility teams with a maintenance list and a budget cycle. Small multi-family and HOA properties. And general contractors who need a plumbing subcontractor on a tenant improvement. If you manage several properties, ask us about setting up standing contacts and after-hours access so nobody is explaining the building layout at eleven at night.

What commercial buildings deal with in Utah

The same hard water that eats residential water heaters is worse in a building running commercial volume. Utah water measures between 8 and 29 grains of hardness across our service area, and scale takes out commercial heaters, dish machines, ice makers, and coffee equipment years early. Restaurant grease lines build up faster than anything in a house, which is why jetting on a schedule beats emergency snaking on a Friday. Older commercial buildings in downtown Salt Lake, Provo, Ogden, and Bountiful sit on clay and cast iron laterals that were installed for a different use than the one the building has now. Winter freeze breaks hit exposed lines in unheated warehouse and shop space every year. And our sewer laterals run around eight feet deep here, below the frost line, which is why a repair under the parking lot is a real excavation and should be quoted by someone who has done it.

How we quote and bill

You get a diagnosis and a real number before work starts, in writing, so you can put it in front of an owner or a board. If the honest answer is that a repair buys you two years and a replacement buys you twenty, you get both numbers and you choose. For property managers, we document what we did on each unit so your records match your invoices. We answer 24/7, because a commercial backup does not wait for Monday morning.

Do you take on new commercial construction?

Our strength is service, repair, and tenant improvement work on existing buildings. For a ground-up commercial build you want a plumbing contractor who does that full time, and we will tell you so rather than take the job and learn on your project.

Can you come after hours so we do not have to close?

Yes. We run 24/7 service, and for restaurants and retail we schedule around your hours whenever the work allows it.

We manage several buildings. Can we set up an account?

Yes. Call the office and we will get your properties, contacts, and access details on file so a work order does not start with twenty questions.

How fast can you get here?

We schedule a 3-hour appointment window, and we run out of three Northern Utah shops in Sandy, Bountiful, and Orem, which covers most of Salt Lake, Utah, Davis, Summit, and Weber counties without a long drive.

Couldn’t recommend Chandler enough! He made the whole process of getting my water heater fixed so easy and stress-free. I really appreciated how safe and comfortable I felt having him in my home. He was professional, honest, and upfront about everything, gave me different options without ever making me feel pressured, and the pricing felt completely fair. The entire process was smooth from start to finish. I’ll definitely be calling Chandler again if I ever need anything! Five star service all around !

Colson did a fantastic job fixing my new tankless water heater. He went the extra mile and rerouted the venting to make it more efficient. He also fixed a drain and added the necessary shutoff valves for flushing maintenance at no additional charge. I will definitely call Rare Breed again.

Great service and super fast resolution! Thanks!

Maurina H.

We had a real problem with our 6 year old tankless water heater. Multiple plumbers came here to evaluate how to repair and install replacement parts. In each case, it was obvious they had no idea or experience working on tankless heaters.

On a referral, I called Rare Breed, to see if they had anyone trained and experienced on our heater. After evaluating the bids and impressions from no less than 4 other plumbing companies, all of which obviously had no expertise in tankless heaters, it was a true pleasure and relief to hear from Rare Breed, that they had expert plumbers who had experience with tankless and, specifically with our heater. They were not lying! They sent a true expert who was not only experienced and obviously skilled and knowledgeable, Aaron was a true gentleman through out the difficult repair. He arrived on time and made an excellent first impression with a firm handshake and introduction. He was neat and clean with clean organized tools. Aaron is as friendly as if I had a good friend come to work on our heater. He did exactly what needed to be done, with obvious skills and knowledge about our heater. It was a massive job that took 6+ hours of complex and difficult disassembly and the installation of extremely complex parts that had been shipped to me from the manufacturer.

The repair was not cheap but, it was literally less than half of what the previous plumbing company had bid.

Now we once again have a fully functioning tankless heater. I wish we had had the counsel and expert installation of Rare Breed 6 years ago. If we had their help then, we would not be dealing with the problems we are having now, because they would have steered us to a MUCH better manufacturer of tankless heaters but, that is water under the bridge now.

Thank you Aaron and to the company who sent you to us. We will use Rare Breed Plumbing for ALL our future plumbing needs and, if we do need their help again, we would also hope they would again send Aaron.
