That covers the work we did and the parts we supplied. It runs from the day the job is completed.

A real warranty call

The job that still lives in my head

A few years ago we sold a sewer repair that was a fair price for the work on the invoice. The customer was happy. Two weeks later the sewer backed up again. We had not found the real problem: the cast iron pipes inside the house.

I went out myself, told him he would not pay another dollar, ripped up brand-new basement flooring, replaced the pipes, poured new concrete, and paid to put the floor back. The extra scope was about $20,000 plus about $10,000 in flooring. Four years later he called us back for more work.

That is what the warranty is for. If we sold you a solution and we missed, that is on us. Court tells the whole story here.

The one exception: drain cleaning

Drain cleaning is not covered by the workmanship warranty. We are honest about why. Clearing a drain removes what is in the line today. It does not change what the line is made of, how it is graded, whether roots are getting in, or what goes down it tomorrow. A drain that backs up again is usually telling you about the pipe, not about the cleaning.

That is why we camera the line rather than just clearing it and leaving. If the camera shows a broken, bellied, or root-invaded pipe, you will hear that from us, with the footage, before you spend money on a repeat cleaning that was never going to hold.

Herd Protection Plan members: up to ten years

Members build warranty the longer they stay. Each continuous year of membership adds another year of workmanship coverage, up to a maximum of ten years.

There is a real reason we can offer that, and it is not marketing. Membership includes an annual inspection. Because we are looking at your system every year, we catch the small failures early and we know the condition of what we installed. A company that never sees the work again cannot responsibly stand behind it for a decade. One that inspects it annually can.

Coverage builds only while membership is continuous. If membership lapses, the extended years stop accruing.

Manufacturer warranties

Equipment we install, such as water heaters, furnaces, air conditioners, boilers, and softeners, carries its own manufacturer warranty. That is separate from our workmanship warranty and it is provided by the manufacturer, not by us. We pass it through to you and we handle the paperwork and the warranty claim so you are not on the phone with a manufacturer.

Manufacturer terms vary by brand and by model. The specific terms for your equipment are on your written estimate and on your invoice.

What a warranty does not cover

Being straight about the limits is part of standing behind the work:

  • Damage from freezing, misuse, or an accident
  • Work someone else performed later on the same system
  • A part of the system we were not hired to touch
  • Normal wear on a component at the end of its service life
  • Failures caused by skipped maintenance where maintenance was required

How to make a claim

Call (385) 449-0144 and tell us it is a warranty call. Have your invoice number if you can find it, though we can look you up by address. We will get a technician out inside our normal arrival window, and a warranty visit carries no service charge.
