Gable vent on the exterior of a house

Get the heat out of the attic before it soaks the house

Attic exhaust that takes load off a Utah air conditioner.

A Wasatch Front attic in July can run far hotter than the living space. That heat soaks downward and makes the AC work longer. An attic fan is one way to move that air out, but only if the attic can breathe. We check intake and exhaust first, then we quote on a 3-hour appointment window.

A fan cannot fix an attic that cannot breathe

Power exhaust without intake just pulls from the house or does nothing. We look at soffits, baffles, and the existing vents before anyone cuts a hole.

What an attic fan is for

What an attic fan is for

It exhausts superheated attic air so less of that heat radiates into the rooms below. It is not a whole-house fan and it is not a substitute for air conditioning on a 100-degree afternoon.

Intake has to exist first

Exhaust without intake is a vacuum against insulation and a door that is hard to open. We check soffit vents and baffles. A lot of Utah attics were blown full of insulation that covered the intake years ago.

Power fan versus more passive venting

Sometimes a larger ridge or more intake is the cleaner answer. A power fan is the right tool when the attic is a closed box and the roof needs relief. We will not install a fan to paper over a venting plan that was never finished.

Wiring, controls, and fire dampers

Wiring, controls, and fire dampers

Thermostats, humidistats, and a clean electrical homerun matter. So does not dumping kitchen or bath moisture into a dead attic. We keep those paths separate.

What this will and will not do for bills

What this will and will not do for bills

A cooler attic can take edge off the AC. It will not replace a failing condenser or a leaking duct in that same attic. If the real problem is the duct, we send you to duct work.

Start with what is already up there

Start with what is already up there

An old attic fan that runs all day, a thermostat stuck on, or a roof penetration leaking around the housing is worth fixing before anyone adds another motor. We check what is already in the attic first, then the fan that actually fits your roof.

Ventilation is a system, not a gadget

If the insulation is blocking the soffits, a new fan will not save the shingles. We will say that. The cheap fix is often pulling baffles clear, not adding another motor.

Is this the same as a whole-house fan?

No. A whole-house fan pulls night air through the living space and dumps it out the attic. An attic fan only moves attic air. Different job, different controls.

Will it cool the house by itself?

No. It reduces the heat sitting above the ceiling. You still need cooling for the rooms on a Utah afternoon.

Can you install one if my soffits are blocked?

We can, and we should not until the intake is clear. Otherwise the fan fights the house.

Do you work on existing attic fans that died?

Yes. Failed motors, seized dampers, and controls that never shut off are common. We diagnose before we replace.

Colson was great. He explained everything and presented possibilities for additions/upgrades. Also, he worked efficiently and was easy to talk to. Hopefully I’ll see him in the future.

Update 10/13/26: Colson and Nathan just came and were super awesome and thorough. They’re gonna replace a bunch of leaky stuff in the crawlspace.

Chandler was awesome! He was really skilled, knowledgeable, and friendly. He fixed our tub drain issue. Then Cort, the owner of Rare Breed, showed up, too, to help tackle a tricky hose bib. They went above and beyond and were kind on the price, including a military discount. They also made sure to wear booties in the house to keep things clean. We went with their Herd Protection Plan because it’s worth it even with just the AC and furnace inspections, not to mention the other things that are included in the plan. We will definitely have them back.
